All markets are fluid and can change: however, I believe 2022 will still be driven by out of state migration into Idaho. While rates remain low, buyers may rush to lock in what may be the last chance to get a historically low mortgage interest rate.
Homes under $450,000 will still sell briskly; however, those from the $700,000 mark and higher will see a less chaotic run on the market. This does not mean crash or anything negative. It simply means sellers will need to market properly and chose an agent that understands buyers and sellers.
A selling agent and seller will need to do more than what was required the last 24 months. In 2021 Idaho had the largest year-over-year increase. According to the Associated Press, Dec 25th, 2021, Idaho grew by 2.9% to a total of 1.9 million residents. Californians and Washington state residents, in particular have migrated to our state for a number of reasons. These include: being able to work remotely, lower cost of living, lifestyle, natural beauty and the family friendly atmosphere. The CEO of Zillow was recently quoted on CNBC, "Sixty percent of all Americans earning more than $100,000 per year will be able to live anywhere".
